Combined verifiable gross household income must be at least three times the monthly rent. Income must be documented through the approved verification process.
The minimum TransUnion ResidentScore is 620. Foxfire also reviews housing-payment history when available, verified landlord balances and relevant eviction outcomes. Dismissed, withdrawn, sealed or incorrectly attributed filings are not treated as eviction judgments.
Criminal-history information is reviewed individually for recency, relevance, the nature and severity of conduct and legitimate resident or property-safety concerns. Arrest records alone are not treated as convictions.
Required move-in funds, screening charges and any property-specific fees are stated in the current listing or written criteria.
Complete applicant groups are processed using the published criteria. Foxfire does not use conditional-review bands, routine guarantor approvals or unpublished applicant-by-applicant exceptions. Reasonable-accommodation requests and assistance animals are handled separately from ordinary screening and pet rules.
